This award winning exclusive scheme of 3 prestigious flats won the best Residential Development category in Dorset for developers Towncourt Homes in 2016-2017 UK property awards.
The 3 luxury apartments based in Sandbanks have breath taking views of Poole Harbour with each apartment having its own balcony and oversized sliding glass doors. The Penthouse features frameless glass walls utilised internally linking the double height space over the dining room to the master bedroom and study.
Our team in Poole (formerly known as Smith Foster) completed the structural and civil engineering design for this project utilising a reinforced concrete flat slab approach with blade columns to minimise the impact on the layout. Balconies employed proprietary thermal breaks to maximise the thermal efficiency and careful detailing of all exposed structural elements to ensure they were durable enough in this exposed location.
Achieving the required architecture was a major challenge of this project since many of the load bearing elements could not be located above and below each other. This was achieved through Revit 3D modelling software which allowed a full loading analysis of the building and accurate design of all transfer elements using finite element modelling.

JPP Consulting’s involvement was to provide structural engineering design and detailing to facilitate the inclusion of a double storey height glass box extension to the rear of the adjacent museum. ![]()

The glass box has structural glass fins both providing lateral support to the elevations and vertical support to the glass roof panels. The glass extension sits on a new basement structure with the glazed box tying back to a discrete three storey steel frame structure constructed up through the basement and around the perimeter of the previous double storey height glazing adorned the existing rear elevation of the museum.![]()
