With an original construction cost of £50M, this scheme includes the redevelopment of Newbury town centre with nine discrete low rise commercial and residential mixed apartment blocks, a multi-storey car park and all associated infrastructure.
The teams have been involved with the design development and liaison with the main contractor and key subcontractors, through to the detailed design stage for all substructure and superstructure of the low-rise blocks and foundations to the multi-storey car park, which itself was designed by others but required lead design coordination by JPP. The site is on a significant slope and boundary constraints are such that major civil engineering solutions have been conceived and developed for retained ground levels, including a 50m long 3m tall contiguous retaining wall to the west of the multi-storey car park.
Other challenges have included construction immediately adjacent to the town’s railway station, which involved close liaison with network rail and JPP acting as the Contractors Responsible Engineer (CRE) with regard to approvals to enable works to commence.
